How to brief a shop fixture quotation in Thailand: send shop type, floor size, landlord rules, and photos — enough that we do not invent the site. Independent retailers often send a Pinterest board and a square-metre number. The shops that get a usable schedule also say mall or street, whether you may drill, when you need to be in, and whether the document must be English.

This is the buying path for 20–80 square metre independent shops. Buying as a foreign owner is the language and process version. This page is the brief itself. The six-week checklist is when you send it.

What we need to quote without guessing

1. Shop type. Fashion, beauty, gift, mixed, pop-up. Not “retail.” The fixture family changes — buyer’s guide.
2. Selling-floor size and, if you have them, wall lengths. A 40 sqm rectangle is not a 40 sqm corridor.
3. Mall or street, city or district, and any written landlord rule you already have: drilling, height, delivery hours, fire route. Mall vs street.
4. Photos. Empty unit, the glass from the pavement, the walls you may touch, the door and the likely wrap wall. Phone photos are enough. CAD is optional.
5. Opening month or the week you must take the unit. We do not invent lead times. We need your date so the schedule is honest about what can be standard vs made-to-order — fixtures vs custom.
6. Language. Thai, English, or both on the quotation.
7. What you already own. Racks, a wrap, a form. Do not make us specify a second cash wrap.

You do not need a professional interior set. You do not need SKU-level planograms. You do need not to hide that the landlord forbids drilling.

What a good brief is not

A mood board without dimensions. A competitor’s photograph with “like this.” A request for prices with no site. We do not publish baht lists on the blog. A quotation is a schedule for *your* walls.

Do not brief a minimart spine if you are opening a boutique. Say so. Gondola in small shops is when an island is even on the list.

Do not ask us to invent warranties, factory names, or a project count. Those are not on the quotation we write from a brief.

How we use the brief

The output should be one fixture schedule and one written quotation: walls, floor pieces, wrap, and the walk. Layout is the order we think in. How much shelving is the metre math if you sell sitting product.

LINE, email, or the fixture plan form is enough to start. If you have a floor plan PDF, attach it. If you do not, the photos plus wall lengths from a tape measure still work.

Foreign owners: put the landlord constraints in English on the same page as the photos so the schedule does not assume a Thai-only verbal aside.

Common mistakes

• Briefing the furniture finish first. The walk and the wall system come first.
• No photos of the actual unit.
• Hiding mall delivery rules until the week of install.
• Asking for a full custom package when a standard wall plus two racks would open — fixtures vs custom.
• Sending only Instagram. Pretty, not measurable.
