How to Measure a Shop for Fixtures in Thailand

How to measure a shop for fixtures in Thailand: wall lengths, interruptions, door swing, and the first two metres — then photos. Independent retailers often send a square-metre number and a mood board. The shops that get a schedule that fits also send a tape on each wall, the columns, the AC, and whether the wrap wall is even usable.

What to measure
- Overall selling floor — length × width, and a sketch of the shape. A 40 sqm rectangle is not a 40 sqm L.
- Each wall you may fixture, in millimetres if you can. Note glass, columns, electrical, fire equipment, AC, and doors.
- Finished floor to ceiling and any soffit or beam.
- Door swing and the first two metres inside — layout. That zone is not a four-way.
- Likely wrap wall — width left after POS fantasy. Cash wrap.
- Window volume if you have glass to the pavement — window fixtures.
- Lift, stairs, dock for piece size — landlord restrictions.
Photos of each wall, the frontage from the pavement, and one shot standing at the door looking in. A person or a tape in the frame helps. CAD is optional.
How much shelving uses these lengths. Hangrail height uses floor-to-groove once you choose the system.
We do not need a professional interior set. We do need you not to hide a column.
What a square-metre number hides
A mall corridor unit with two short walls. A street shop with a deep stockroom counted in the lease. A kiosk with no walls. Measure the merchandising surfaces, not only the lease line.
Foreign owners: write the numbers in millimetres or metres consistently, in English, on the same page as the photos — buying in Thailand.
Common mistakes
- Only total sqm.
- No photos of interruptions.
- Measuring to the wrong wall (landlord glass you cannot cover).
- Ignoring door swing.
- Wrap sized from a photograph of another shop.

- Should I measure the stockroom?
- Measure merchandising surfaces. Say if the lease sqm includes back-of-house you will not fixture.
- What if I cannot visit the unit yet?
- Send the landlord plan and say what is unknown. The schedule can stay split until you tape the walls.
